I believe it! If it is too good to be true, “it is”. I represent buyers alone and get a few emails like today. Buyer wanted a saltwater canal home with a pool for 60k. I told him it is not realistic and that he should be careful. He replied, “ I am a fool and will talk to other agents.” Wait until he has an inspection and it turns up clean, only to find out it has Chinese drywall later, a 60k+ mistake. Agents that work for the seller does not have to disclose this and an inspector is not trained to look for it. If later you find it has bad drywall, look at the report you hired him for.
