1. Get an idea of prices by searching the city of choice.

3. Have agent send a portal of homes you are interested in.
Give him good criteria. Do not start, as most do, with the lowest price. Start with the maximum you can afford. The lowest prices are that for a reason. I.e., assessments, Chinese drywall, damaged, bad neighborhoods etc.

4. Save and reject them daily to spot super deals.
This will save you 3 days of looking to lean the local market conditions and the agent learns your likes and dislikes.

5. The hot deals show active for up to a month even if multiple offers are in. Be prepared with a prequalification letter to jump on a deal. “ You cannot steal in slow motion”.

6. Remember, you are not the only buyers out there. I personally have 400 active buyers waiting for a great deal. How many total are out there is a hugh amount. Be prepared.

7. How much to offer on Foreclosures. Unless in bad condition, damaged or in an undesirable area. Banks price very low to create bidding wars and it works. Offer no less than 1.5% less or if in a multiple offer situation. Above full price. Justifiable only after viewing homes for a day or so.
