Steps to take!

1. Plan ahead and be prepared by getting pre-qualified for a loan in writing. Ask us what is needed to be acceptable. You should only use a local lender. Ask why.
2. Once you decide either on a home, town home, villa, condo, land, duplex, etc have us send you a high tech email with the results of your criteria. ie. size, age, price amenities.
3. Looking at our high tech adjustable emails educates you on pricing in our area. You must accept or reject these for us to continue. We also learn your likes and dislikes.
4. Do not expect to see what you picked out via the emails. We will do a search for you for the best buys currently available just before you arrive.
5. The best deals sell very fast. You must be prepared to buy. How?
6. First make plans and allow 3 days to view homes. Give us a weeks notice of your arrival dates and viewing dates.
7. Bring with you and show us the pre-qualification letter or proof of liquid assets equal or exceeding your expected purchase price during our first meeting.
8. Bring with you a money order in the amount of 2k (to Stewart Title) for loans and 10% for cash. Check will not do as it is held until it clears and another offer could be placed before a check clears in up to 2 weeks.
9. Be prepared to take notes and ride in one car, ours, so we may converse while traveling.
10. Be prepared to be open and honest with us while viewing homes. Tell us what you like or dislike. The first day is a learning experience for both of us. You, pricing. Us, learning your preferences. Second and possibly the third days will be right on track.
11. The second and third days we will show you the best homes available for the money. Please do not expect that we give you details on every home we drive buy. That is a waste of our time, distracting and frustrating. We already found the best of the best.
12. You will soon know what a good buy is when you see it. Then if you desire to make an offer we can give you market value. It takes about 2 hrs to prepare so only on the one you are seriously considering will we do this for.
