The lenders are loosing a fortune due to foreclosures, owners not being able to pay the loan and short sales. Many are closing their doors. Lee County had 920 foreclosures this year. (aprox)
How will the remaining lenders survive? By making it much harder to get a loan. By increasing the interest rates for foreigners, sub prime buyers, self employed needing a no doc loan or buyers will little down.
I hear so many say, "the market has not bottomed out yet, I will wait". By the time you know exactly when the market has bottomed out you will be months too late. News is hine site.
While you are waiting for the bottom, interest rates will increase. If you plan on staying in the home and not flipping, buy before interest rates goes up. Do the math. If interest rates increase by just 1%. What will it cost you over the life of the loan. The hidden part, for many, is if you have a lower credit score than prime 720 or so, you will be facing a higher rate already due to banks increasing their rates for sub prime buyers. A no doc loan is already around 8%. If you only watch the tv for interest rates you are missiong the boat unless you are prime with a lot of money down.
I hope this helps. Even if you use another agent to buy, please consider this advice. The market prices are very low right now and they cannot go much lower. Interest rate are still low but lenders are re-evaluating the situation.
